During excavation, an unexpected construction detail was uncovered which required the installation methodology to be adapted whilst maintaining the performance of the system.
The Challenge
Following excavation adjacent to the external wall, it became apparent that the property’s foundations were constructed using stepped footings rather than a conventional straight footing. This historic construction detail was concealed below ground and could not have been identified during the initial survey.
A standard AirDrain installation would not have provided a continuous fit against the changing foundation profile. To maintain the required ventilation gap and drainage performance, the installation had to be modified on site.
Our Solution
Rather than compromising the installation, Eco Tiffin carefully surveyed each change in foundation level and manufactured bespoke sections of AirDrain to follow the stepped footings.
Each section was individually measured and cut to suit the varying levels, ensuring the system remained continuous around the property whilst maintaining the required separation from the external wall. Throughout the excavation, care was taken to protect the existing foundations, surrounding landscaping and external finishes.
The Result
The completed installation provides effective moisture management at the base of the external walls whilst accommodating the property’s complex foundation design.
This project demonstrates one of the key advantages of the Eco Tiffin AirDrain system—every installation is manufactured and installed to suit the building, rather than expecting the building to conform to a standard product. By adapting the system to the stepped footings, the client received a solution that preserves both the integrity of the property and the long-term performance of the installation.
