Property Investment can yield lucrative returns - but not always. A poorly constructed, badly maintained or damp-infested house may use more in costs than you can hope to achieve as a return. Another building may be difficult to improve or extend for a variety of structurally legal or compliance reasons. It's important to understand that, although property investment can be lucrative, it certainly isn't 'easy money'.
More and more often, we receive requests from clients to inspect a property before they buy it, especially if the initial survey highlights damp and moisture issues. We work closely with Richard Taylor of London Surveyors and Valuers Ltd and other chartered surveyors using our detailed surveys to assess any defects discovered. Often the client will ask us at the same time to carry out a refurbishment survey, so they have an idea of costs on energy saving, insulation and home improvement costs.
The survey
For a small fee, Robert will come out and inspect the property, provide a full written report, written specification of remedial repairs needed and costings. Robert's reports have proved invaluable to some clients preventing them from an expensive mistake, so they keep looking for a more suitable property, and for others, provided the confidence for them to go ahead with the purchase. The inclusion of a thermal and energy survey offers even more in-depth and valuable information.
However, whatever the condition of the property or circumstances surrounding it, you will have options, and we can tell you what they are. If you need to stay well away, we’ll let you know. There are often alternative ways to achieve your goal. Once you’ve decided on the best course of action, we can help you carry it through to completion.
For expert advice when buying a home and a sound opinion before making the huge decision, let us do the survey to give you the final required confidence in your choice.
